Hi, I'm Dean.

I'm the founder of Holmes Architecture & Planning Ltd, a small, family-run practice built on the belief that great design should be personal, professional and accessible.

After spending more than a decade working in architecture and planning, I established Holmes Architecture & Planning to offer clients a more personal, reliable and transparent service. My aim has always been simple: to provide exceptional design, expert guidance and outstanding customer service at a fair and competitive price.

Over the years, I've successfully delivered hundreds of planning and building regulation projects, ranging from house extensions, loft conversions and outbuildings to bespoke self-build homes, replacement dwellings, listed buildings and larger residential developments. I work with clients throughout RIBA Work Stages 1–4, from the initial concept and feasibility stages through planning approval and detailed Building Regulation drawings, ensuring a smooth and stress-free experience from start to finish.

Having worked closely with local planning authorities for many years, I've developed strong professional relationships and an in-depth understanding of the planning system, contributing to a consistently high success rate across a wide variety of applications.

I believe every project deserves the same level of care and attention, whether it's a modest extension to improve family living or a complex new-build development. I take pride in listening to my clients, understanding their vision and creating beautiful, practical spaces that are tailored to their lifestyle, aspirations and budget.

Of course, no introduction would be complete without mentioning Nacho and Noodle, our four-legged office assistants! Whether they are welcoming clients to the office or keeping a watchful eye on the latest drawings, they are always on hand to brighten the day (usually in exchange for a treat!).
